Homes at Mueller: The former model "Willie floor plan" on Zach Scott is for sale. It has been substantially upgraded and is on a premium lot opposite Lake Park. The home has been there for a few years and seen some remodels during its time, including new decor and the dining area has been opened up into the kitchen.

What's in store at the Mueller Development 2010

Will there be new homes at Mueller in 2010? That's the question that it is very hard to get answered right now. The developer is remaining quiet on their announcements.

The builders are selling and renting their model homes. There are only a handful of homes left to build and sell with the current lots. So what's in store?

Certainly the town center and grocery need a critical mass of people to support them. The land needs to be developed, which requires critical capital. So in the light of all of this, it seems that it might be a quiet 2010 for homes at Mueller.

Mueller Redevelopment

Walkable Neighborhoods in Austin: Mueller

Mueller Austin is the most walkable new green development in Austin Texas close to UT and Downtown.

While Bike to Work Day is an opportunity to cut down on smog, this Realtor is in danger of polluting the world with smug as he shows how close he lives to his clients' new homes.

What about renting at Mueller?

The apartments at Mueller are actually open right now! The first residents moved in to Mosaic at Mueller 5 days ago, and more are taking up their luxury apartments this weekend.

There are tours for the one to three bedroom units right now if you're interested in finer living. Prices start at around $960 for a one bedroom unit and go up to around $2600 for a three bedroom unit.

The first thing I was struck by in the amenity center was the pool in the beach courtyard. There are 5 courtyards, each with a theme (SoCo, Backyard etc) and the first has a pool with a grill area, a night time patio and a sun area.

The next thing was the apartments themselves - the 10 foot ceilings (there are 2 units with 20 foot ceilings!) make even the smaller one bedroom homes seem open and spacious. Each unit has a washer dryer, stainless appliances and a fridge included in the price. With views of the courtyard or out onto the airport, city or parks, the atmosphere is grand.

Greenway at theMueller Development

The Mueller Development has a fifth of its land set aside for parks, public spaces and greenway, and despite less than 4% of the residents being present, half of the parks are.

Tom Miller is the street that flanks Airport Boulevard for the first phase of the Mueller development. The uninterrupted green space encircling Mueller Austin means that the homes on Tom Miller have a clear view of the park, and no front neighbors. The design of the master planned community at the old airport means that all single family homes have alley access at the back. So the homes on Tom Miller have no back neighbors either!

Rent at Mueller Austin

Mosaic Austin is scheduled for completion in March 2009, and over 400 units will be available for rent. Rents in the apartments at the Mueller Development range from $960 to $2550.

New Neighbors at Mueller Austin

There are several new tenants at the old airport redevelopment at Mueller Austin as announced last week in the Austin Business Journal. Catellus, the developer of the master planned community on the site of the old Robert Mueller Airport, has selected DMA Development Co to build the new four story project. The project will have 200 units, and will be a mixed income community for residents over 55.

The other news in the commercial real estate sector is the arrival of Frost Bank and Staples. Frost Bank will have a 4500 sqft financial center, while Staples will take over the former Shoe Pavilion building this Spring.
