Mueller Austin Video

A brief Mueller Austin video showing the Lake Park, Mosaic Apartments, and residential development.

Mueller Austin has a range of new urbanist home types. Energy efficient green homes with low utility bills are located in a walkable neighborhood designed to meet live work and play needs.

Buying a new green home at Mueller can be simple. Using a Mueller Realtor as a buyers representative costs you nothing and can even save you money.

Mosaic at Mueller Austin

Yes, Mueller Austin has its own traffic circle. And beyond that, towards the commercial area with Seton and the Children's hospital, you can see Mosaic.

Mosaic is due for completion in 2009, and is Mueller Austin's first residential rental community.

Rentals will include affordable rental programs for families earning under 60% of the Travis County median income.

There is also a Mueller Affordable Home program which allows buyers to purchase homes at below market rates. Houses start at $120,000. All homes are energy efficient with low utility bills, and share the fantastic amenities of the mixed-use development - everything is walkable - live work and play in the same area, or commute to UT or Downtown.

Mueller Austin Homes

Mueller Austin has some great parks and public spaces in addition to some great playscapes.

Kids and families can enjoy them all after a short walk, and grandparents can happily stroll around as grandchildren take advantage of 140 acres of green space.

Comacho Street runs left to right in the photo, and will be the site of 15 custom homes, which all have views of the 30 acre Lake Park, which even has a small boat launching area. Kayaking anyone?

In the distance you can see the old airport control tower, and to the right you can see the start of the first two phases of residential development. There are homestyles to fit all price ranges from $120,000 to $1m+.

Mueller Austin - Not Far Out

Mueller Austin is bounded by Manor Road, 51st, 38 1/2, and Airport Boulevard. It's well connected - after all, it used to be the site of the Robert Mueller Airport before it was converted to a mixed-use urban village.

So how close is it to downtown?

Here's a photo from Manor road at the South of the development showing the Frost Tower in the heart of Downtown.

Not far at all. And extremely close to UT.

Snow and Solar in Mueller Austin

In the late hours of a December night in 2008, it snowed for the first time on the homes in Mueller Austin.

By morning snow had settled on the roofs.

The roofs have a pretty steep pitch, which according to the Austin Solar Power company that came to assess our home for solar panels, is the ideal pitch for solar electric production at our latitude.

And the good thing about solar panels for residences at Mueller Austin is that they are already permitted in the master plan guidelines. Which means we just have to tell the architectural review committee that we're not going to put any unusual shaped panels on our roof and we should be good to go.

So we'll have high performance, energy efficient three star green homes with even lower utility bills than before.

Mueller Featured in Parade of Homes

Mueller Austin will be the host of the 2009 Parade of Homes organized by the Homebuilders Association of Greater Austin.

Five homes from local builders which are both certified by LEED and rated 5 star in the Austin Energy Green Building Program will be open to the public for 3 weeks in May and June of 2009.

Each of the homes is between 3000 and 4500 sqft and faces the newly completed lakepark at Mueller - Austin's Green Urban Village. Prices are from $1m though there are homes in a range of prices at Mueller - varying between $120,000 to $1m.

Designers and architects faced challenges fitting such homes on the 55ft wide lots, and came up with some innovative solutions. Two of the homes are already under construction on Comacho St.
